As we round out 2014 with a slew of predictions about entrepreneurial innovation in the year to come, there’s one industry that’s virtually always  overlooked in these discussions– real estate industry.  Nevertheless, mark my words. The industry of real estate property is on the brink of disruption.   Though one of the oldest industries in the Indian real estate such as both commercial as well as residential real estate has lagged behind other industries in terms of innovation, particularly when it comes to adopting and advancing technology  In fact, it has been argued that the both residential as well as commercial real estate industry of India is in the same place that the financial services industry.   Thus, there’s a huge opportunity for real estate investor and builder to enter the market to transform everything from how a transaction is done in the manner and method that critical information is accessed.

Is Your House an Asset or a Liability?

I was asked, awhile ago, whether a house is an asset or a liability. This might seem like an odd question. Of course your home is an asset, right? Well, that all depends on who you ask and what your definition of an asset or liability is.

We often hear phrases like, “A house is typically your most expensive asset in life.” Of course, these people mean that out of everything you buy in your life, your house is more than likely the most expensive. So, sure, a home (or condo) is an expense. Your mortgage is an expense. But an expense can be an asset, as we discussed in the related post: Is Your Car an Asset or a Liability?


If you had to make a guess, what would you say the definition of an asset is in the business world? Well, let’s step back for a minute. What is the number one goal of any business? It’s to make money. If they didn’t make money, then there would be no business, which makes it pretty apparent that it’s the top goal out of everything else.

If you walked up to your neighbor and asked them if their house is an asset or not, they would look at you funny and say, “Of course it’s an asset –.” It’s true. If you had the option to rent an apartment or buy a house, it is probably wiser to buy the house. Sure, you’ll have to make improvements once in a while, but typically your house will gain value through the years and may even earn you more than the rate of inflation. This is why for most people a house is most definitely considered an asset.

Why are those machines considered to be an asset to the business? Well, they are an asset because they are directly helping the company make money, which is their number one goal. Without them, the company would be sunk. So, let’s step back in again. What is the definition of an asset in the business world? It’s any tangible object within the company that has value and that helps the company make money.

India's real estate market: Time for the bubble to burst?

It is a frequent motto used to emphasize the importance that a location has on the value of a real estate property. The heart of the message is clear -- if you pick the right spot to invest your property in, you can be rewarded with a handsome return on investment.

The Indian economy is in an interesting stage right now. On one end of the spectrum, signs are pointing towards an economic surge. The Sen-sex hit an all-time high a week ago, the RBI seems to be making all the right moves to curb inflation and bring stability to the rupee and analysts can be frequently heard commentating that finally it's a "trading market". So all in all, real estate prices or sales are a great indicator of a country's economy.
The RBI has been consistently raising the  rate, which is the rate that banks are charged to borrow from the RBI- in recent months. These past few days, major banks such as State Bank of India and HDFC Bank raised the rates to obtain loans to purchase houses, and the trend is unlikely to stop as the RBI is expected to continue raising rates to fight inflation.


This all translates to bad news for the real estate market. Home-owners will have a more difficult time obtaining loans to purchase houses. Already, cities such as Mumbai are facing a downturn in the real estate market, despite the mass public perhaps not being aware about it.
